Aptly named, Tree Top Beach House is split over six levels that slope upward and out from the trees to provide spectacular views of Rye’s coastline. A striking design dreamt up by renowned architect Bill Goodwin, this palatial home is a truly luxurious base for a seaside break. And with space enough for 15, you can invite your friends and family – and they can bring theirs too.

On arriving to the house, the first thing you’ll notice is the gorgeous cascading garden, accessed via a series of stone steps. But what waits beyond the doors will likely delay your exploring of the grounds for some time. On entering, you’ll find every room in the house accessed via a soaring central staircase. Head right to the top and you’ll reach an enormous living hall that flows onto a sun-soaked terrace, with views over the lush surrounds all the way to the sea.

When the weather is fine, you’ll be drawn to gather on the balcony, perhaps sampling local wines while you look out to the horizon. And when it’s chilly you’ll either spread out on the plush lounge, or pad your feet across the heated floors to the one of the bathrooms for a relaxing soak. The house even has its own theatre room, so you can indulge in movie nights minus the crowds. Days will begin perched at the breakfast bar, sipping espresso poured from the Miele coffee machine, and end collapsed on a sumptuous bed. While all of the rooms are incredibly comfortable, the most covetable sits at the pinnacle of the house, with its own balcony to take in those stunning views.

While you could easily be absorbed by all the offerings of Tree Top Beach House, it wouldn’t be a beach holiday without getting sandy. Here, it’s just a short walk to secluded sweeps of shoreline, and a few minutes’ drive to the popular seaside towns Rye and Sorrento. And, the house is right by a coastal reserve, so when the mood strikes you can get back to nature only a few steps away.

Five bedrooms: two with queen-sized beds (one plus a portacot), one with king-sized bed and two foldout trundle beds, one with a triple bunk bed (double on bottom, single on top) plus extra mattresses to sleep up to seven, attic area with a double sofa bed and queen-sized mattress.

Living area with digital TV, DVD player, iPod dock, stereo system, large chaise lounge, RC AC, under-floor heating, telescope, selection of board games, access to the deck

Shoulder season (February 1 to May 1; September 1 to December 16):
$1250 a night (two night minimum stay)

Low season (May 1 to September 1):
